Why we exist

Most pressure-washing companies use the same setting on every surface — siding, roof, driveway, pool deck — because it's faster. The result is shingle damage, stripped paint, etched concrete, and screens that have been pushed past their tolerance. Homeowners pay for the wash and quietly pay for the damage twice: once at cleanup, once at replacement.

We built Lakeland Pressure Wash Co around a simple rule: the surface determines the method. Vinyl and stucco get soft-washed. Roofs get a low-pressure algae treatment that the shingle manufacturers actually approve. Driveways get a commercial surface cleaner. Pool decks get the right pressure for cool deck. Each surface, the right approach.

Who we work with

We work primarily with four groups across Polk County:

• Homeowners on annual or semi-annual maintenance schedules — keeping ahead of Florida's mildew, oak pollen, and roof algae before they become problems.
• Real estate agents prepping listings — exterior cleaning that changes the listing photos, the showings, and the offers.
• Property managers and HOAs on recurring contracts — monthly, quarterly, or seasonal exterior maintenance for portfolios and communities.
• Restaurants, retailers, and commercial operators — storefront, sidewalk, dumpster pad, and parking lot cleaning, scheduled around hours of operation.

We serve Lakeland, Winter Haven, Bartow, Auburndale, Mulberry, Polk City, Lake Wales, Plant City, Davenport, Haines City, and the rest of Polk County weekly.

How we work

Quotes are by photo and text — send us the address and a few shots from the curb, and you'll have a fixed price the same day. No in-person visit required for the quote. The price we send is the price you pay. Once we're scheduled, the crew arrives in a marked truck, walks the property with you, pre-wets landscaping, and gets to work. Most single-story house washes take 2 to 3 hours start to finish.

Combo jobs (house + roof + driveway, or house + pool deck + lanai) are common — the property looks transformed when it's all done in one visit, and combo pricing is more economical than booking the steps separately.

What we don't do

• We don't pressure-wash siding. Vinyl, stucco, and painted wood get soft-washed every time. High pressure on a house is how damage starts.
• We don't pressure-wash roofs. The asphalt-shingle manufacturers (GAF, Owens Corning, CertainTeed) all explicitly prohibit it and void the warranty. We use the low-pressure soft-wash method ARMA recommends.
• We don't sandbag pricing. Quotes are fixed. We don't show up and discover the job is "bigger than expected" so the bill grows. If something genuinely changes the scope, we stop and call before continuing.
• We don't subcontract residential work. The crew you book is the crew that shows up.

We carry $1M general liability with both residential and commercial work covered, plus property-work endorsements. Certificate of insurance available on request — especially relevant for HOA, property management, and commercial accounts.
