Everything we get asked about pressure washing, soft-wash methods, costs, and Florida-specific exterior maintenance. If your question isn't here, text it to (863) 887-6769.

General questions

How much does pressure washing cost in Lakeland?

Most pressure washing jobs in Lakeland and Polk County fall between $200 and $1,200 depending on the property and services. A single-story house wash runs $200 to $400. A roof cleaning runs $400 to $750. A driveway runs $90 to $275. Combo packages (house + roof + driveway) run $700 to $1,400. For a fixed quote, text photos to (863) 887-6769.

How often should I pressure wash my house in Florida?

Once a year is the standard cadence for most Polk County homes. Florida's humidity, oak pollen, and rain mean mildew and algae return faster here than in drier climates. Homes under heavy tree cover or near retention ponds may need a wash every 8 to 10 months. Lakefront properties often run on a twice-yearly cycle.

What's the difference between pressure washing and soft washing?

Pressure washing uses high water pressure (1,500 to 4,000 PSI) and is appropriate for concrete, brick, and other hard surfaces. Soft washing uses low pressure (under 500 PSI) combined with a biodegradable cleaning agent and is the correct method for siding, roofs, and any surface that can be damaged by high pressure. We use the right method for each surface.

Will pressure washing damage my landscaping?

Not when it's done properly. We pre-wet plants and beds before applying any cleaning solution, dilute runoff, and rinse them again afterward. Our detergents are biodegradable and break down within 24 hours. We've cleaned thousands of properties with mature landscaping across Polk County without losing plants.

Are you insured?

Yes — $1 million general liability with both residential and commercial work covered. Certificate of insurance is available immediately on request, especially for HOA, property management, and commercial accounts.

How long does the cleaning last?

A properly soft-washed house in Polk County stays clean for roughly 12 months. A roof cleaning lasts 3 to 5 years depending on tree cover and humidity exposure. A driveway looks good for 12 to 18 months. Gutter brightening lasts 18 to 36 months. We offer recurring maintenance schedules with reminder texts for repeat customers.

Can I get a quote without an in-person visit?

Yes — almost all of our quotes are done by photo and text. Text the address and 3 to 5 photos (front, side, driveway, roof if visible) to (863) 887-6769 and we'll send a fixed quote the same day. No in-person visit needed for the vast majority of properties.

Do you serve commercial properties?

Yes — storefronts, restaurants, dumpster pads, parking lots, HOAs, and property management contracts are a regular part of our work. We offer after-hours and pre-open scheduling for retail and restaurants, net-30 invoicing on commercial accounts, and recurring contracts for properties that need monthly or quarterly cleaning.

How fast can you book me in?

Most Lakeland and Polk County jobs schedule within 3 to 7 days. Listing-prep and time-sensitive work usually within 24 to 48 hours. Commercial after-hours work can usually be arranged for the same week.

What forms of payment do you accept?

Card (Visa, Mastercard, Amex, Discover), ACH bank transfer, and check on the day of service. Commercial accounts can request net-30 invoicing. We don't require a deposit for residential jobs under $1,000.

Why are there black streaks on my roof?

Those streaks are an algae called Gloeocapsa magma — they feed on the limestone filler in asphalt shingles. Pressure washing is not the answer (it voids shingle warranties); the right method is a low-pressure soft-wash treatment that kills the algae at the root. The streaks fade within 24 to 72 hours after treatment and don't return for 3 to 5 years.

Why are my gutters still black after a pressure wash?

That's electrostatic staining, not surface dirt. Asphalt particles from your shingles bond chemically to the gutter face during rain. Pressure washing slides right past it. The right method is a gutter brightening treatment — a mild acid-based cleaner that breaks the electrostatic bond and dissolves the residue.

What about pool chemistry — will the wash affect my pool?

We tarp the pool during nearby washes and rinse runoff away from the water. Our detergents are biodegradable and break down within 24 hours. We've never had a customer report a pool chemistry issue afterward.

Do you do listing prep?

Yes — we work with realtors across Polk County on pre-listing exterior cleaning. Typical turnaround is 24 to 48 hours from quote to completion. A clean exterior changes the listing photos, the showings, and the offers. We offer agent-prep pricing on bundled service properties.

What if I'm not happy with the result?

We walk every property with the customer at the end and re-wash anything that doesn't meet your standard before we leave. On roof cleanings, we offer a 24-month spot-treatment warranty — if streaks return within the warranty period, we re-treat the affected area at no charge.

House washing

How often should a house in Lakeland be washed?

Once a year is the standard cadence in Polk County — Florida's humidity, rain, and oak pollen mean mildew and algae return faster here than in drier climates. Homes under heavy tree cover or near retention ponds may need a wash every 8 to 10 months. We can put you on a recurring schedule with reminder texts.

Will pressure washing damage my paint or siding?

It can — which is why we don't pressure wash siding. We use a soft-wash system, which is closer to a garden-hose pressure with a cleaning agent that does the actual work. Done right, soft washing is gentler on paint and stucco than rain. We never blast the side of a house at high PSI.

Do you wash around plants and landscaping?

Yes. We pre-wet beds before applying any cleaning solution and rinse them again after. Our detergents are biodegradable and break down quickly. We've done thousands of homes with mature landscaping in the Lakeland area without losing a plant.

What does house washing in Lakeland cost?

Most single-story homes in Lakeland and Polk County run $200 to $400. Two-story or larger homes typically run $350 to $600. Cost depends on square footage, height, and the severity of the mildew. Text us a few photos and the address and we'll quote it the same day.

How long does the cleaning last?

A properly soft-washed home stays clean for roughly 12 months in this climate. Surfaces with persistent shade or sprinkler overspray cycle faster. We offer an annual maintenance plan with a discounted rate for repeat customers.

Roof cleaning

What are the black streaks on my roof?

It's algae — specifically Gloeocapsa magma. It thrives in the Florida humidity and feeds on the limestone filler in asphalt shingles. Left untreated for years, it can shorten a roof's lifespan by 20 to 30 percent. The streaks are a sign the algae is already established.

Will pressure washing the roof void my warranty?

Yes — every major shingle manufacturer (GAF, Owens Corning, CertainTeed) explicitly prohibits pressure washing and voids the warranty if you do. They specifically recommend the low-pressure soft-wash method we use, which is also what ARMA (the Asphalt Roofing Manufacturers Association) endorses.

How long does a roof cleaning last?

A proper soft-wash clean keeps a Lakeland roof streak-free for 3 to 5 years. Roofs under heavy oak cover may see early regrowth and benefit from a 2 to 3 year cycle. We offer a 24-month spot-treatment warranty.

Is roof cleaning safe for the landscaping below?

Yes — we pre-wet plants before any treatment, dilute runoff, and rinse the area after. We've cleaned thousands of roofs over mature landscaping without damage.

What does roof cleaning in Lakeland cost?

Most Lakeland-area roof cleanings fall between $400 and $750 for a single-family home. Two-story, steep-pitch, and tile roofs run higher. Send a photo and the address and we'll quote it same-day.

Driveways and concrete

Can pressure washing damage concrete?

It can if the wrong technique is used — pointing a high-pressure tip directly at concrete will etch it. We use a surface cleaner that distributes the pressure across a 16 to 20 inch ring, which gives an even clean without etching. Pavers in particular need the right approach to avoid joint-sand blowout.

Will the oil stains come out?

Most will. Fresh oil and tire marks come out cleanly. Older, deeper stains lighten significantly but may not fully disappear — concrete is porous and old oil penetrates. We pre-treat with a degreaser and set realistic expectations on stubborn stains during the quote.

Should I have my pavers re-sanded after washing?

Yes — pressure washing pavers loosens the joint sand even with the right technique. We can re-sand and apply polymeric sand as a finish step, which locks the joints and resists weed growth. It's a worthwhile add-on if you want the result to last.

How often should a Florida driveway be cleaned?

Annual cleaning keeps it from getting away from you. Florida driveways pick up a layer of mildew and pollen quickly — once a year is usually enough to keep it looking fresh.

What does driveway pressure washing in Lakeland cost?

Single-car driveways typically run $90 to $150. Double driveways with a walkway run $150 to $275. Combo pricing applies when you add the pool deck, lanai, or walkways. Quote on the spot from a photo.

Pool decks and lanais

Will the cleaning chemicals affect my pool water?

We protect the pool with a temporary tarp during the wash and rinse runoff away from the pool. If anything does get in, our detergents are biodegradable and break down within 24 hours. We've never had a customer report a chemistry issue afterward.

Can you clean a screened lanai without damaging the screen?

Yes. Screens are soft-washed at very low pressure with a mildewcide that breaks down algae without forcing water into the seams. We don't pressure-wash screens directly.

Will pressure washing damage my cool deck?

Not if it's done at the right pressure. Cool deck has a textured topcoat that high-pressure washing will chip away. We use a low-pressure approach with a surface cleaner where appropriate. Done right, the texture is preserved and the deck looks new again.

What does pool deck cleaning in Lakeland cost?

Most pool deck cleanings in Polk County run $175 to $350, depending on size and surface type. Add a screened lanai and the combo typically runs $275 to $500.

Fences

Will pressure washing damage a wood fence?

It will if you use too much pressure — wood splinters and the grain raises. We use a lower pressure for wood and let the cleaning agents do most of the work. The result is a clean fence without the fuzzy, raised-grain finish that high pressure leaves.

Can you clean a fence before staining?

Yes — fence cleaning before staining is exactly the right call. We use a wood brightener that opens the grain and removes the grey, then leave it to dry. Stain or seal applied within a week of cleaning bonds far better than over a dirty fence.

Does the cleaning kill plants growing along the fence line?

We pre-wet plants and rinse them after. The detergents are biodegradable. We've cleaned thousands of feet of fence line over flower beds without losing plants.

What does fence cleaning in Lakeland cost?

Wood and vinyl fence cleaning typically runs $1.50 to $3 per linear foot, depending on height and severity. Most quarter-acre Lakeland yards run $200 to $400 for the full perimeter.

Gutters

Why are my gutters black even after a pressure wash?

It's an electrostatic stain, not surface dirt. Tar and asphalt particles wash off the roof, get charged by friction, and bond to the gutter face. Standard washing slides past it. A specialized gutter brightener reverses the bond chemically and the stain comes off — often dramatically.

Should I get gutters brightened before or after the house wash?

We typically do both in the same visit. Gutter brightening first, house wash second so any drips end up on a freshly-washed surface. Combo pricing is more economical than booking the two separately.

How often should gutters be cleaned in Lakeland?

Twice a year is the standard cadence in Polk County, especially if you have oak or pine cover. Once after spring oak pollen season, once after the hurricane-season debris. Annual is a minimum.

What does gutter cleaning and brightening cost in Lakeland?

Interior cleaning alone runs $125 to $225 for most single-family homes. Brightening adds $1 to $2 per linear foot. A full-house combo (brighten + interior clean) typically runs $250 to $450.

Commercial properties

Can you wash our storefront after hours?

Yes — most retail and restaurant clients prefer 5 AM or post-close service. We carry the lighting and equipment for night work and there's no upcharge for off-hours scheduling.

Do you do dumpster pads and grease zones?

Yes. Dumpster pads and back-of-house grease zones are a regular part of our restaurant and retail accounts. We use degreasers rated for food-service environments and dispose of wash water properly.

Do you offer recurring monthly contracts?

Yes — HOAs, property managers, and shopping centers usually run on monthly or quarterly cadence. We send a calendar of visits in advance and invoice net-30. Pricing is more favorable on contract than per-visit.

Are you insured for commercial work?

Yes — we carry $1M general liability with commercial property work specifically endorsed. Certificate of insurance available immediately on request.
